Compact refrigerators in older buildings

Many apartments in the Art Deco buildings of South Beach have small kitchens and compact refrigerators, often 24-inch models with the freezer on top. Openings are tight, and a new refrigerator of the same width is not always easy to find in the right height and depth.

Their condensers are small, on the back or underneath, and they need the clearance the installation guide asks for. Push the refrigerator flat against the wall or block the base with a mat, and it runs hot. A freezer section that frosts up quickly usually has a worn door seal, or a failed defrost system on a frost-free model.

Columns and panels in renovated apartments

Renovated units and bay-side houses often have integrated columns: a refrigerator column and a freezer column side by side behind matching panels. The two columns do not share a cooling system, so one warming up while the other stays cold is a fault in that column alone.

A heavy custom panel loads the hinges, and a door that has dropped slightly stops sealing at its top corner. That shows as condensation or frost along the seal, and it is usually an adjustment or a hinge repair rather than a cooling problem.

Most built-in repairs are done from the front; on marble or porcelain, a unit that must come forward moves slowly, on floor protection.

Renovation dust and the condenser

In large buildings, there is often a renovation going on in one unit or another. Fine dust from cutting tile and drywall drifts down corridors and into neighboring apartments, and a refrigerator's condenser fan pulls it straight into the coils.

A refrigerator that starts running long while work goes on next door usually needs its condenser cleaned; with the power off, vacuum the grille gently.

What it is doing, and what that usually means

No light, silent alarm, but cold inside

Probably Sabbath mode. Check the owner's guide before booking.

Lights and display on, no cooling

Check for demo or showroom mode first. If it is off, it is a cooling fault.

One column warm, the other cold

A fault in that column alone: its fan, its defrost or its sealed system.

Frost along the top of a panel door

A heavy panel door that has sagged and no longer seals at the corner.

Runs long since the neighbors began renovating

Dust in the condenser. Clean the grille with the power off.

Settings that look like a broken refrigerator

Many refrigerators sold in the US have a Sabbath mode, and plenty of Miami Beach households use it. In Sabbath mode the interior lights stay off, the door alarm stays silent and the dispenser and display may stop responding, while the refrigerator keeps cooling. If that is what you see, check the owner's guide for how to leave the mode before booking a repair.

Two more settings fool people: a demo mode for showrooms, where everything lights up but nothing cools, and a display switched to Celsius. A warm refrigerator with its lights on deserves a look at the settings first.

Water pressure on the upper floors

In tall buildings, water reaches the upper floors through booster pumps, and pressure can vary through the day. A refrigerator's inlet valve needs a minimum pressure to fill the ice maker properly; below it, cubes come out small or hollow and the dispenser runs slowly.

An overdue filter adds to the problem, so replace it first.

Common questions

Asked about Refrigerator repair in Miami Beach

Do you repair refrigerators in South Beach Art Deco buildings?
Yes. Compact refrigerators in older buildings are among the units we repair, and fixing one is often easier than finding a replacement that fits the opening.
I rent my apartment. Can I book the repair?
If the refrigerator belongs to the landlord or the association, check with them first; they may want to book it themselves. Dispatch can speak with whoever is responsible.
Do you also cover North Bay Village and Surfside?
Yes, both, as well as Miami Beach itself.
How do I know if my refrigerator is in Sabbath mode?
Many displays show a Sabbath symbol or a short code, and the lights, alarms and dispenser stop responding while the cooling carries on. The owner's guide shows how to switch it off.
