Condo appliance repair in Miami, planned around your building's rules

In a condo, a repair starts well before the kitchen: at the front desk, in the management office and at the service elevator. We repair refrigeration, cooking appliances, wine coolers and ice makers in condo units from Miami-Dade to south Palm Beach, and each visit is planned around how your building works.

What buildings usually ask of a repair company

Rules differ from one association to the next, but the list tends to look alike: the company registered as a vendor with management, insurance paperwork on file, the service elevator reserved, contractor work limited to set days and times, and a resident at home or written access permission at the desk.

Our work is insured. When you book, name the building and list what its management expects. Dispatch goes through those requirements with you before booking, so you know in advance whether we can meet them. Some managements want paperwork several days ahead, so asking them early helps keep the date you choose.

Built-in kitchen appliances in a Miami condo

Compact kitchens and tight alcoves

Condo kitchens are built tight: a counter-depth or panel-ready refrigerator in an alcove, a wall oven below an induction or radiant cooktop, a wine cooler under the counter. Many towers are all-electric, which makes induction and radiant glass the norm.

A refrigerator boxed into an alcove has nowhere to shed its heat once the clearance above and behind it is gone. It runs long, the fresh-food side drifts warm, and fans and compressors wear faster. Built-ins are serviced from the front; a freestanding unit that has to come out is moved with the floor protected.

Water leaks travel downstairs

In a condo, a leak rarely stays in your unit. The water line to a refrigerator's ice maker, the drain of an undercounter ice maker or a blocked defrost drain can soak through to the unit below before anyone notices.

If you see water under an appliance, close the water valve that feeds it, usually under the sink or behind the unit, and tell management if the building asks owners to report leaks. Then call us.

Leaks inside the appliance, from its valve, tubing, dispenser or drain pump, are part of the repair. The building's plumbing and the supply line inside the wall are a plumber's job.

What it is doing, and what that usually means

Refrigerator in an alcove runs constantly

Trapped heat from lost clearance, a dusty condenser or a stopped condenser fan.

Water seeping out under the refrigerator

The ice maker water line or inlet valve, or a blocked defrost drain. Close the water valve first.

Undercounter ice maker leaking

A failed drain pump or a clogged drain line.

Induction cooktop beeps and won't heat

The wrong pan, the control lock, or an overheat fault from a blocked vent or a stopped fan.

Wall oven shows an error after a power cut

A control can latch a fault when the power drops. If the code comes back once power is steady, it needs a check.

Owners who live elsewhere, and tenants

Plenty of condo owners are out of town when something breaks, and plenty of units are rented. Someone still has to open the door: the owner, a tenant, a property manager or the front desk with written permission, depending on the building. When you book, say who that will be and who should hear the diagnosis.

Light commercial: offices, rentals and hotels

Beyond private units, we take on light commercial appliance repair (offices, rentals, hotels) and service contracts.

That covers the same kinds of refrigerators, freezers, ranges, ovens, cooktops, ice makers and wine coolers you would find in a home, working in an office kitchen, a furnished rental or a hotel suite. For owners and managers who look after several units, a service contract puts repairs under one arrangement instead of a new call each time. Give dispatch the number of units and who on site looks after access.

Common questions

Asked about condo appliance repair

Can you work in a building that requires vendor registration?
Often, yes. Tell dispatch what the building asks for when you book. Our work is insured, and the requirements are reviewed with you before booking.
I'm out of town. Can the repair still happen?
Usually, if the building allows it: a tenant, a property manager or the front desk with written permission can let the technician in. Dispatch asks how access works when you book.
Do you repair appliances in offices and hotels?
Yes, as light commercial work: household-style appliances in offices, rentals and hotels. Service contracts are available for properties with several units.
Which areas do you cover?
Condo buildings in the areas we serve, from Miami Beach, Bal Harbour and Aventura to Hollywood, Fort Lauderdale, Boca Raton and Palm Beach. Each city page lists its ZIP codes and what we repair there.
