Old plumbing, new ice makers
Many Gables houses still have older water piping, and older pipes shed sediment and rust flakes, especially after plumbing work or a break in a water main. That debris ends up at the refrigerator's water inlet valve, which has a fine screen at its inlet, and in the filter. The result is slow ice, small cubes and a dispenser that trickles.
On the refrigerator side, we replace the inlet valve or clear the path through the filter housing and the internal lines. If the house supply itself is the problem, a plumber is the next call; ask about the line to the refrigerator while they are there.

Drawers and beverage centers in islands and bars
Undercounter refrigerator drawers and beverage centers draw their air through a grille at the toe-kick, inches from the floor. A rug pushed against the base, new baseboard trim or a grille packed with dust starves them of air, and they run warm and loud.
Drawers also fail mechanically: a slide that wears, a drawer overloaded until it no longer seals, ice in the track of a freezer drawer. A beverage center whose glass door never clears usually needs its gasket checked, unless the room itself is very humid.
Freestanding refrigerators in houses that haven't gone built-in
Not every Gables house has a renovated kitchen. Freestanding refrigerators, French-door and side-by-side, are common, and their usual faults are the familiar ones: an evaporator fan, the defrost system, a door gasket, the ice maker. They are repaired in place or pulled forward with the floor protected.
Original floors in older houses, such as terrazzo, tile or oak, are protected whenever a refrigerator has to be moved. Leveling the unit again afterward matters too: a refrigerator that leans forward won't swing its doors shut on its own.
What it is doing, and what that usually means
Slow ice and a trickling dispenser
Sediment at the inlet valve screen or in the filter, or low house water pressure.
Drawer unit warm and loud
A blocked or dusty toe-kick grille, or a condenser fan that has failed.
Freezer drawer won't close
Overloading, a worn slide, a misshapen gasket or ice in the track.
Beverage center glass stays fogged
A door gasket that no longer seals, or very humid room air.
Doors don't swing shut on their own
The refrigerator leans forward and needs leveling, or a hinge or door closer has worn.
Rentals near the university
Around the University of Miami, in 33146, many houses and apartments are rented, and the refrigerator belongs to the owner. If you are a tenant, tell the landlord or the property manager first. If you are the owner, give dispatch the tenant's contact for access and say who should hear the diagnosis.

Built-ins that come forward, carefully
Most built-in refrigerators are serviced from the front. When one has to leave its opening, it is first released from the anti-tip bracket that holds it to the cabinetry, then rolled forward on its wheels with the floor and the cabinet faces protected, and anchored again afterward.
Refrigerant repairs on these units are sealed-system work, done by EPA 608 certified technicians.
