Where we work in Miami Beach
South Beach, Mid-Beach and North Beach; the bay islands, including the Venetian and Sunset Islands; Normandy Isles; and the residential streets around La Gorce and Nautilus. That covers the 33139, 33140 and 33141 ZIP codes.
Just north, we also cover Surfside and Bal Harbour. They are separate towns with their own building rules, so mention the town and the building when you book.

Condo buildings: registration, insurance and the service elevator
Many Miami Beach condo buildings will not let a technician past the lobby without paperwork: the repair company registered as a vendor with management, a certificate of insurance on file, and the service elevator booked for the visit.
Our work is insured. When you book, tell dispatch the building's name and what management asks for: vendor registration, insurance paperwork, the elevator booking. Dispatch goes through those requirements with you before booking, so you know in advance whether we can meet them.
Buildings also tend to limit contractor work to set days and times, and ask that someone be home or leave written access permission at the front desk. Knowing those rules up front keeps a repair from turning into a second trip.
What salt air does to appliances near the water
Salt air does not stay outside. In oceanfront buildings, and in units where the balcony door stays open, it settles on condenser coils, fan motors and electrical connections, and over the years it shows up as corrosion.
On a refrigerator, a corroded condenser or a seized condenser fan means long run times and weak cooling. On a wine cooler, the same problem shows as a cabinet drifting off its set temperature. On a range or wall oven, corroded terminals can cause faults that come and go with the humidity.
Clean condenser grilles and a kitchen kept air-conditioned slow this down more than anything else. Stainless fronts do better with regular wiping, because salt deposits leave rust-colored spots.

Second homes and units left empty for the season
Many Miami Beach apartments sit empty for weeks or months at a time, and appliances do not like that.
Before you leave, either keep the refrigerator running at its normal setting, or empty it, unplug it and prop the doors open so mold cannot grow. If the water supply is shut off, turn the ice maker off too, so it does not keep trying to fill.
When you come back, check the ice maker and the water dispenser first; a filter that sat for months may need changing. An appliance that shows an error code or smells wrong after a long idle stretch is worth a call before it gets worse.
Typical Miami Beach kitchens
Built-in refrigeration columns and panel-ready refrigerators, under-counter wine coolers, wall ovens with a cooktop above or beside them, and ice makers in bars and kitchen islands. Brands run from Whirlpool, GE and Samsung in older units to Sub-Zero, Miele and Gaggenau in renovated ones.
Each of these appliances has its own page with symptoms and likely causes. This page is about how the job works in Miami Beach: access, paperwork and conditions.
